Review of Dallas, Texas

I have lived in Dallas, as well as areas around the Dallas Metroplex, for over 20 years. With that said, what I have seen in that time, has not been overly pleasing; and is not improving.

Property taxes are high, and getting higher. Actually buying a home has become a challenge for the average person...And that started BEFORE Covid. Property taxes jumped 40 percent around 2018; another 60 percent, the following year. No end in site. Alot of Gentrification of neighborhoods...I live in a nice neighborhood, but not fancy. Small houses built in the 50s, 700 to 1100 square feet. This area would run 50 to 80k, 5/6 years ago. Houses are now averaging 200k plus...Taxes around 4k a year. For a small house....Wood frame, 2 /3 bedroom- 1 bath. House across the street sold for 84k five years ago...now worth 249k.

Traffic is brutal, and getting worse. Even with expansion of freeways, and toll areas, the afternoon jam usually starts around 3 pm on the highways, and you will not get much relief with back roads. Count on an hour commute, for an 11 mile, one way drive.

Air quality is horrible. Between pollution, dust, mold, and various other factors, it is not good for any that have allergies, or any other respritory issue.

Weather is another issues. The Summer temps are like a blast furnace. Though there tends to be wind, it does nothing to help comfort levels outside. Summer temps start before Summer is officially here, and it's not out of the ordinary, for 100 degrees in October. What's left of the year is very erratic.

Food and Culture offerings, however, are wonderful, and very diverse. BUT, expect to pay a pretty penny for museums, gardens, etc.

The public school system in Dallas proper, has been less than on par, since I have lived here.

Overall Dallas, and surrounding areas, are not something I would recommend. But, if you can afford the exaggerated cost of living. Can stand sitting in traffic for eternity. Don't have a problem with the weather.. and constant humidity. And have a household income of over $100k a year...This may be the place for you.

I 100% agree with you concerning the many downfalls of Dallas, Texas! I used to love, love, love this place, but there's too many things that have changed my heart as far as that goes! Traffic & the SUPER DANGEROUS & AGGRESSIVE DRIVING & paying permanent ridiculous toll fees are my biggest reasons for planning on moving to Phoenix this time next year as God wills! I have been the victim of back to sedan accidents to prove it & these bullies in these big body pickup trucks are your biggest culprits! I am a FULL-TIME Lyft & Uber driver, so this driving matter is extremely huge for me! I can hardly wait to get the hell away from here & make Phoenix my new home!

I totally disagree with you on most counts. I live in Dallas, inside the 635 Loop in Far East Dallas. I've been here for 41 years and this is my experience, along with some reasons that might address some of your complaints. 1. Traffic has continually improved over the past 40 years. I can easily get anywhere in town in 20 minutes or less, including downtown. The freeways have evolved to the point where you can drive the posted limit of 70mph in town, something unheard of in other metropolitan areas. Yes, "rush hour" can be a challenge, especially in inclement weather, but that's true everywhere. 2. Property taxes seem to be high when you compare them to other states, but that's because Texas does NOT have a state income tax, and food and medical supplies are tax exempt. Property taxes remain the primary source of income so, of course, they seem high. Also, property value has increased dramatically over the past few years, an increase created by simple supply and demand. This is a phenomenon being seen throughout the southwestern regions of the U.S. I have been looking at homes in the Albuquerque area, they are every bit as expensive as here. And frankly, I never heard anyone complaining about that valuation when they sell, and stand make $200K on the sale of their home! As I compare our situation to other states, I think we're at a distinct advantage; I have family members in NM who are paying $5K in property taxes in a house valued the same a mine and much more than $5K in state income tax. Furthermore, their sales tax is not all that much less than here. And for taxation purposes, the value of your property is frozen when you turn 65, and a few other cases. In my case, the year I turned 65 my valuation was frozen and with my homestead exemption and senior citizen exemption, my annual tax bill is still under $100 ... yes, under one hundred dollars for the entire year. I don't see that happening in other states. 3. Air quality is usually more a result of the fact that we live in the plains and get the pollen from the north and south depending on how the wind blows. We do have ozone action days on occasion but only when exceptionally hot and humid. I have respiratory issues and am doing quite well here. 4. Yes, summers are hot, but only for a few months, and we are well compensated by very mild winters. We do have the occasional ice and snow event, but not often, and as anyone from the northeast will tell you, it's a small price to pay. And if you go solar, it's even less! 5. I did some comparison shopping in NM over the holidays and can categorically say it's less expensive to live in Dallas. Food at the grocery is more expensive and the selection was not nearly as good, and the price of gasoline was nearly sixty cents higher per gallon. 6. I agree with your assessment of the cultural offerings in the Metroplex. In D/FW we have two professional opera companies, several leading symphonies, and a vibrant theater community. Yes, some of these events seem pricey, but not compared to other cities. Also, most venues are large enough to offer a variety of prices and frequently offer discounts. We also have a number of free concerts throughout the warmer months of the year. All in all, we have it pretty good here. But if you can find somewhere that suits you better, go for it.
